Fast execution

The term of construction of our houses is six months * from the moment of beginning of the works, once the corresponding municipal works license has been obtained. The execution time is a very important factor, since it will allow you to considerably reduce the waiting time to access your new home.

We managed to optimize the construction deadlines thanks to good planning in the assembly process, the execution in the workshop, the transport of materials and the placement of the concrete panels using high-precision cranes.

Energy saving

Our modular houses are designed based on specific criteria of high energy efficiency. The design of the spaces and the quality of the materials used guarantee the construction of comfortable, sustainable and durable homes.

The concrete used for the main structure is a very stable and resistant material, which reduces home maintenance costs and avoids problems such as cracks or dampness that buildings with other materials can present. In addition, concrete better supports adverse factors such as weather erosion or weather.

Once the building permit was obtained from the corresponding city council, we started working to build the house of your dreams in record time.

These are the steps we need to follow:

EARTH MOVEMENTS

Prior to the start of the construction work and after clearing the plot, the necessary earthworks required by the project will be made, the topography will be modified to the projected levels, and the foundations and the pool will be excavated.

FOUNDATIONS

The foundation is the base that will support the structure of the house. It is a part of the work conditioned to the type of terrain and the characteristics of the construction. To correctly define the foundation, the geotechnical study of the plot is essential.

STRUCTURE (WITH THE ROANSA GUARANTEE)

The structure of the house is made up of large structural reinforced concrete panels, which are prepared in the workshop specifically for each project and transported in specific trucks to the assembly site. This system allows us to considerably reduce the execution time of the structure on site, at the same time we are already forming the floors and the exterior closings of the house. The internal staircase, if it exists, is manufactured with the same system and exposed concrete can be left or covered.
Optionally, with the same structure, porches, pergolas or overhangs can be incorporated into the design.

When treating the structure of the fundamental part of the house and to guarantee the stability and durability of our Moma Hombre system, we have chosen to work with a leading company in the manufacture and assembly of concrete structures such as Roansa, with decades of experience.

COVER

The roof runs very quickly since it is also structured with precast concrete panels in the workshop.

Depending on the style and location of the house, we can design and combine pitched roofs and flat roofs, which can also be walkable and used as terraces.

FACADE

The exterior face of the house takes advantage of the properties of the precast concrete panels, which guarantee a durable facade with minimal maintenance.

Paints, textures, coatings, thermal insulation on the outside (SATE), ventilated facades, … are just some of the many possibilities of finishes most commonly used.

WATERPROOFING AND INSULATION

We use waterproof sheets of the highest performance to protect the entire building envelope from water, the entire house is also studied in detail to avoid condensation, placing vapor barriers where necessary.

Regarding the insulation, we guarantee a high thermal stability inside the home, which exceeds the minimums established by the CTE (Technical Building Code) and eco-efficiency regulations. The entire building is completely isolated, both from the ground and from the weather on facades and roofs, in each case with the most appropriate type of insulation.

The closures will be covered with plasterboard and mineral wool insulation for the inner side. This system also facilitates the passage of installations.

EXTERIOR CARPENTRY AND LOCKSMITH

The openings in the house maintain the high thermal performance of the entire envelope, we work with aluminum exterior carpentry with a thermal bridge break and glazing with air chambers with argon gas, solar control and low emission factors.

All the blinds are motorized and operated with a button or control, they can be conventional aluminum blinds or with adjustable slats for greater solar control, privacy and interior comfort.
The pedestrian access door to the house will be with a painted metallic finish or coated with treated wood.

The garage door works with motorized sectional opening systems.

To close the plot, metal slats, opaque elements, etc. will be combined, to be studied in each particular case.

INTERIOR CLOSURES

The interior divisions of the house are designed with self-supporting plasterboard systems and mineral wool insulation inside, although the construction system allows the interior closings and divisions to be made with conventional brick walls.

PAVEMENTS

The most used materials as flooring are laminated parquet and porcelain stoneware, especially in bathrooms and kitchens. These materials have multiple finishing options, from woods to stones, cements or marbles.

COATINGS

The false ceilings inside the house are made with laminated plasterboard, suspended on a galvanized sheet metal profile structure.

In some cases, the roof structure can be left in view, natural or painted concrete.

The general spaces of the house are provided with an ecological plastic paint finish. The tiling of the walls is contemplated in the bathrooms.

Optionally, specific closings and finishes are designed: wooden paneling, stained glass windows with metal profiles, cabinets or hidden doors, etc.

INTERIOR CARPENTRY

The doors, as well as the covers, caps and skirting boards, are offered in high quality, with a standard color lacquered finish. The handles can be chosen by the client.

Other details (custom wardrobe doors, interior railing railing, …) are considered in accordance with the general aesthetics of the interior of the house.

FACILITIES

In accordance with the principle of minimum energy consumption, we propose the air conditioning system (hot / cold) and hot water production by means of an aerothermal heat pump, programmable and remotely controllable. Optionally and for maximum efficiency, the heating installation is carried out by underfloor heating.

There is the possibility of completing the installation with duct fireplaces (wood or pellet) to provide heat in various areas of the home.

The water installation can be completed with the placement of a rainwater collection tank for irrigation.

The electricity, lighting and data installations are carried out according to technical specifications of current regulations. The mechanisms (switches, plugs, internet sockets, …) are at the customer’s choice from among several models of the leading brands. It is possible to do the smart installation, working in home automation.

There is the possibility of installing photovoltaic panels for the generation of electricity, to be studied specifically for each project.

KITCHEN EQUIPMENT

All kitchen furniture is high-end and allows customization of both wardrobe interiors and finishes and lighting.

The main appliances are included in the kitchen proposal (induction hob, extractor hood, oven). The rest of the appliances can be integrated into the kitchen cabinets.

BATHROOM EQUIPMENT

The bathrooms are delivered completely finished and equipped with shower or bath, wc and sink, shower or bath screen, vanity unit and mirror.

TREATMENT OF THE ENVIRONMENT AND GARDENING

According to the characteristics of the project, we incorporate the adaptation of the exterior spaces of the house, with the design of the gardening, the uses in the exterior.

In the case of designing a swimming pool, we also take care of its construction and the selection of finishes, as well as choosing the most appropriate facilities and putting it into operation.

INTERIOR DESIGN AND FURNITURE

Optionally, we can complete all the advice with the proposal of interior design and total or partial decoration of the house, designing the spaces to detail, incorporating custom or design furniture, according to the preferences and budget of future inhabitants.

The distribution of spaces and the location of the furniture, if deemed appropriate, will meet the criteria of studies such as geopathies or fengshui.
